226 West SIXTH STREET, HERMANN, mO just listed for sale. Sale includes house, along with two lots in back and oversized single car garage as well: Look at all it offers.....

This 1850's historic home is located in the heart and soul of historic Hermann on Sixth Street, where commercial and residential come together gently. You will notice the attention to detail on the woodworking and the wood doors throughout the home. They also appear to have their original hardware and doorknobs of the century. I heard someone say one time, they just don't MAKE WOOD like this anymore. Flower boxes are hung from each window so you can plant your choice of floral decor to fit the season as well.

History is at its finest and is reflected with the design, detail and features of this house dating back seller believes to the year 1858 or so. Seller has added some modern amenities such as central heating and air conditioning, actually two units for both floors. Back yard has its own grape vines built into a little walk way area, garden area on both sides of the stone laid sidewalk that leads to the back of the lot where you will find two BONUS lots one with a extra large one car garage with opener. This area would be perfect for a large expansive workshop or perhaps another cottage with variance approval from the city, you chose. The city soccer fields are behind the vacant lots and garage area so a great view is yours as well.

The main floor contains, the front bedroom with a side entrance and little sitting room where you could read a book or just use as a walk through. Shared bathroom on the main floor comes off the sitting room and then second door leads to main floor laundry room with very cute laundry tub and washer and dryer unit which stays with sale. Then just step right into your dining room with high ceilings for entertaining your guests. Conveniently located right off the dining room is your kitchen area with two doors that leads to two separate patio areas, one that is nestled between the L shape of the house itself and the back patio which sits in the shade of the upper deck off the master suite upstairs. This country kitchen has wood beams where various cooking accessories have been hung to give you a cottage feel for the place. Depending on your cooking style, I personally like to spread my cooking out everywhere, I would perhaps close off one doorway by the refrigerator and build cabinets all along the wall to give you lots of work surface and storage space for cooking up those special meals and serving them out on the patios.

This was previously used as an owned occupied bed and breakfast so the multiple entrances made it easy for guests to come and go and not disturb the entire household with the side entrances. Some of those entrances could be closed and room usage could be adjusted depending on the new buyer's intention of the property and best usage of space needs.

Main floor also has the hearth living room with a real wood burning fireplace to warm your heart and soul as well as create that smell of fresh burning logs in the fireplace! My favorite place in the house as you enter this room directly to the right as you enter the home.

Upper level which can be accessed inside by the laundry area, or from the outside off the back side of the house. This is a huge area of the house, containing a large master bedroom, master bath suite with large closets and a jet tub for soaking pleasures. Additionally, this level of the house has a huge bonus room which is divided by the staircase. I think this area could have another bedroom added if you want to create a 3 bedroom house. If you are looking to create investment income, perhaps convert this entire floor into an apartment or complete bed and breakfast suite for complete privacy and entrance from the back yard.

The thing that is ultra cool about this house is that there are endless opportunities on how you could best use this property, personal residence, investment income; bed and breakfast and more. Obviously all of these things are based on permitted and variance approval by the city of Hermann, so these comments are made with that understanding.

Let me know what you all think. Here are some general photos you can preview for your pleasure! Donna Joerling 314.808.1712
